Addressing limited down payment
The HomeReady® mortgage is designed to meet the needs of today’s credit-worthy, low-income homebuyers with limited cash for down payment or receive supplemental boarder or rental income. It offers innovative income flexibilities that can help your customers qualify for an affordable mortgage with a down payment as low as 3%.
Making rent count towards homeownership
If your client has a limited credit history, but consistently pays their rent each month, they’re likely to keep up with mortgage payments too. A solid record of rent payments can now help borrowers qualify for a mortgage, even if they have a limited credit history.
Thinking beyond the credit score
With new enhancements in Desktop Underwriter® (DU®), consumers who apply for home loans where no borrower has a credit score will be better positioned to access credit, and your lender partners will benefit from a simplified underwriting process too.
Reducing Upfront Costs
The Fannie Mae Special Purpose Credit Program supports the expansion of homeownership for eligible first-time homebuyers through down payment or closing cost assistance. The pilot tests whether reduced upfront costs, free homebuyer education, and various credits and waivers can improve the homeownership rate among borrowers in select markets.
